A Word about the "Advanced" Search:
We packed a lot of "search" into the advanced search.  We don't recommend going overboard with too many parameters for your searches.  For example, do a foreclosure search, and select "short sales", you will get nothing.  Searching single family homes described as a "Penthouse" under property description, you will get nothing.  And if you want to find a condo on two acres...well, you get the point.  Make your search make sense and if you are not sure, don't use it.

It is best to do the basic search, see what you get and if there is something obvious, use the "REFINE YOUR SEARCH" button and add the additional parameters sparingly.  If you ever need help, hit the "contact us" button at the top or call us at 941-922-8400.  We are glad to help.

THE BACK BUTTON:
When you want to change your search, use the "REFINE SEARCH" button at the top of the search list.  Using the back button will erase your prior search and it will need to be entered in again.  Note: this is a Internet Explorer only problem.

MULTI SEARCH
Say you want to see Boat able water and Sailboat Water homes only.  Create a search with Boat able Water, run it and  save the search.   When asked to name the search, call it what you like but for this example, we will call it "Boat able."  Repeat these steps for "Sailboat Water" and name it Sailboat.  When you receive an update email for property, there will be two links, one called "Boat able" and one "Sailboat" (assuming there are new properties to send).

FORECLOSURE SEARCH
The regular search will pull all foreclosure, short sale, and other (or NA) classed homes.  Looking for a deal could be found in the regular search as well.  If time is an issue and you don't want any short sales, select 'false' from the SHORT SALE drop down box.

SARASOTA MAILING ADDRESS HOMES:
Sarasota is a large area and we broke the Sarasota Mailing address properties into several areas.  If you want multiple areas, hold down the control key on your keyboard and select as many areas as you like from the "City" list (downtown, central Sarasota, Mid-town, south Sarasota etc).
