Woodland Park and The Oaks at Woodland Park are highly desirable deed-restricted, communities that feature a heavily wooded private setting on winding roads. They are are located off McIntosh Road just north of Bahia Vista Street in Central Sarasota. Access to both is by way of the dead-end Woodview Drive, which is a real plus as the only traffic is local only to the subdivision. Known for a quiet, wooded setting tucked away amongst mature towering oaks trees and meandering streets, Woodland Park is truly a special place. Woodland Park was the first section built between 1985 and 1992. One-hundred-thirty-six homes were built. Some of the builders were Todd Johnston and Lee Wetherington. Home sizes are between 1,500 and 3,400 square feet. All homes have at least a two-car garage. The home styles are anywhere from California contemporary to a traditional Florida split plan to a two-story colonial homes. Homes were mostly are wood frame construction and will have cedar or brick veneer. Lot sizes are from 6,500-31,000 square feet.

The Oaks at Woodland Park was the add on to Woodland Park. Located at the end of Woodview Street, this section of newer homes is the ultimate in privacy. There are no other ways in or out so the road traffic is nil. Construction began in 1998 by Bovis. The subdivision didn’t really take off until Morrison Homes came onto the scene in early 2001. Construction wrapped up in 2003 with 75 homes being built. The homes are all concrete block construction with stucco and will be between 2,100 to over 3,500 square feet. Designs are modern with high ceilings, open floor plans, bright kitchens and large inviting master suites. Just about everything you would expect in a Florida home today. Premium lots will back to the lake or preserve area and the lot sizes range from 9,500 to 15,000 square feet.
The schools are Fruitville Elementary, McIntosh Middle, and Sarasota High School.
