Tucked away among the mature towering Oak trees and dead-end streets west of the trail in Sarasota is the hidden neighborhood of Bay View Heights. Nestled between the more widely known neighborhoods of McClellan Park and Cherokee Park, all of the conveniences to Southside Village, Siesta Key, Sarasota downtown, and St. Armand’s are shared between the Bay View Heights homes and the more well-known cousins!
Just 61 homes make up this established neighborhood. As with most other west of trail neighborhoods, there are a mix of historic homes with character as well as newer, majestic and custom modern homes. The oldest home were built around the turn of the 20th century in 1900 and newer homes are being designed for construction today. The residences here range from about 1,000 to 4,500 square feet. Lot sizes range from approximately 5,000 up to 25,000 square feet. Five home sites have a direct bay view and are located on Cardinal Place.
The streets, all located west of Osprey Avenue are named Cunlif Lane, Bay View Drive, Harmony Lane, Colony Terrace, Mulberry Terrace, and Puritan Terrace.
The newer homes are built to highest standards and are generally one-off architecturally significant homes. Expect them to be built to the highest standards with attention to detail and craftsmanship. The older homes are generally well kept and have undergone updates and upgrades to maintain them to today’s levels. Of course, older cottages that become economically outdated are the perfect candidates for redevelopment which is the way to get exactly what you want in a highly sought after location. After all, living close to the bay and downtown tends to yield significantly higher lot values. It is all about location and Bay View Heights has a desirable location with a very limited supply.
Be sure to take a look at the similar homes currently listed for sale. With smaller subdivisions, there is a need to explore the surrounding areas. Homes and lots tend to be somewhat unique and the west of trail location is just one of those areas to be explored both if purchasing a home, or exploring the competition and recent sales prior to listing your residence.
