South Gate is one of Sarasota’s highly sought after communities because of the location and affordability.  Located just east of Tamiami Trail between Hyde Park Street and Bee Ridge, location says it all.  The beaches of Siesta Key are just five minutes away, shopping at Saks Fifth Avenue in the South Gate Mall is just around the corner, and downtown Sarasota is just 10 minutes away. 

Construction began in 1951 on the once Sunkist Orange Grove and continued up through 2005.  Home sizes range from under 1,000 to over 4,000 square feet.  Many of the homes have undergone extensive renovation over the years yet there are still homes priced just right waiting for your personal touch.  There has been several ”knock-downs” and those home sites have been improved with newer, modern designed homes.

South Gate is not usually considered a boating community however,  Phillippi Creek runs through it.  For a few lucky homeowners, there exists the possibility of affordable boating water for a small craft, pontoon boat, jet ski or kayak. Of course, expect to pay a premium for a water front lot which is quite a bit less than moving onto a direct bay front home in Sarasota.

The optional homeowners’ association offers a community center and community pool for those who are interested.  Home will run the gambit of designs, layout and amenities.  With 1,985 single family homes, the choices can be quite interesting and will fit just about any taste or budget.

The schools for South Gate are Southside Elementary, Brookside Middle and Sarasota High School.

If a close in home in the Southgate community is the area for you, it pays to make smart decisions. Be sure to stay current with market conditions by looking at the recent sales.  Find sale prices along complete descriptions for every recent sale. The great equalizer when it comes to value is the cost per square foot price. It takes the size of the home out of the equation so that you can focus on differences, features and amenities. Market flow and balance are also key data points that can be found in the market report. In a nutshell, it is the number active listings vs. the pending and sold listings.
