The Landings is a gated, deed-restricted community of over 800 pristine residences made up of luxury homes, cozy upscale townhomes, maintenance free villas and stylish one- and two-story condominiums. Located west of the trail, bordered by Phillippi Creek to the south, the intracoastal waterway between the natural mangroves, and Siesta Key to the west and Field Road to the north, the Landings offers a unique private lifestyle all within minutes of downtown Sarasota and the powder white sand beaches of Siesta Key.

The Landings is one of those hidden areas of Sarasota that once found, you begin to see what a hidden treasure living here can be.  The main gate is tucked away at the westernmost end of Phillippi Street where it turns into Landings Blvd. The casual passerby would not even know a subdivision of this splendor and magnitude existed behind the understated guarded entry.  Phillippi Shores Drive to the south and Kestrel Park Way where Proctor Road ends at Tamiami Trail are also convenient access points for current residents.  The quiet oak tree shaded winding streets meander by residences of all types and price ranges. 

Not only do the residences have 4.1 miles of walking trails, there is also the optional Landings Racquet Club.  The club is made up of two clubhouses and features 8 Har-Tru tennis courts, a Junior Olympic sized swimming pool, spa and state-of-the-art fitness center.

The Landings is made up of different subdivisions and each will have their own unique feel and appeal.  Other than where noted, construction is concrete block and stucco.  There are also homes that have barrel tile roofs. These areas are as follows

• The Landings – Approximately 277 single family homes.  Construction ran from 1980-1986.  Homes sizes range from 1,860 to over 8,000 square feet.  Lot sizes range from 10,000 to 34,000 square feet with most lot in the 17-20,000 range.
  
  
• Landings Eagle Pointe consists of 16 villas built between 1992 and 1993 with an approximate size from 1900 to 2200 square feet located on Starling Drive.  There are also 104 more traditional one- and two-story condominiums that were built between 1992 and 1998.  Expect to find from 1,500 to 2,900 square foot two-bedroom, two-bath condominiums.
  
  
• Landings South are 190 condominiums built between 1984 and 1990. These two-bedroom two-bath units range between 1,244 and 1,400 square feet.
  
  
• Landings Tree House is 76 condominium / townhouse homes built between 1981 and 1983.  These homes, located on Landings Circle, have wood frame construction and range from 1,900 to 2,200 square feet.
  
  
• Landings Carriage House is 74 condominium homes built in 1982 with anywhere from 1,700 to 2,400 square feet with two-bedroom two-bath units.
  
  
• Phillippi Landings is the latest iteration of high-rise condominiums overlooking the Phillippi Creek.  There are 103 units built in 2006.  Sizes range from two-bedroom two-bath units with 1,800 square feet up to the select few grand penthouses featuring over 4,200 square feet with spectacular views of Sarasota, Phillippi Creek, and Siesta Key.

The Landings Homeowners Association maintains an up to date website with current issues and events.

The schools here are Phillippi Shores Elementary, Brookside Middle School, and the desirable Riverview High School.
