Turtle Rock is centrally located within Palmer Ranch in Sarasota.  The deed-restricted guard gated community boasts 756 well constructed single-family homes.  Maintenance-free homes are found in the Savannah and Somerset sections.  Construction began in 1994 and finished up in Savannah in 2006.  There are two gated entrances, one on Central Sarasota Parkway and the other on Palmer Ranch Parkway.

Find tree-lined streets with lush tropical palm trees and mature Spanish moss draped Oak trees on most streets.  The homes will generally be the traditional Florida split plan although you can also find great room plans from time to time.  By design, homes are well maintained with a rich appointment of mature landscaping.  All home construction was the more desirable stucco over concrete block with tile roofs.    Home sizes range from about 1,500 to nearly 6,000 square feet.  There are 3, 4, and 5 bedroom models and many have dens.  Features will include soaring ceilings, large living, dining and family rooms.  The kitchens are modern, open and may have granite or marble counter tops.  Many homes will have their own caged pool and lanai area.  Master suites are grand with double closets, garden or whirlpool tubs, walk-in showers and double sinks.

Lot sizes in Turtle Rock will run from about 6,000 square feet in the maintenance free sections up to over 18,000 in the main section of the subdivision.  There are over 300 acres of lakes and preserves so expect a modest premium to reside on one of these desirable lots.  There also may be a little more information about the community at the Turtle Rock Home Owners Associtaion website.

Turtle Rock’s location just cannot be beat.  You are within minutes of several area championship golf courses, shopping at Westfield Mall and restaurants of any flavor.  Talk a 10-minute drive to the 2011 #1 Beach in the US on Siesta Key Beach.  If you love to bike or walk the Legacy Trail is almost right across the street.

Community features include basketball and tennis courts, a community center, and a heated pool.  Homes in the maintenance free sections offer basic cable, exterior and lawn maintenance for a slightly higher homeowners fee.

The schools for Turtle Rock are Ashton Elementary, Sarasota Middle and the desirable Riverview Senior High School.
