Watercrest Condo Sold in Lakewood Ranch
Congratulations to John Woodward of Sarasota Real Estate group for his recent sale in Watercrest. A gated, tropical luxury condominium, Watercrest has sought after amenities like under-building parking with private two-car garages and open three bedroom plans with about 1,700 to 2,300 square feet. From the moment you pass over the threshold, there is a feeling of opulence and openness. The kitchens open to the living area and lanai which overlooks either a private preserve or the 140 acre Lake Uihlein. The master suites open through double doors and feature two walk-in closets, large sitting/whirlpool tubs and double sinks. Of course, the master also opens to the lanai.
One of the objectives John always has is to negotiate a 'best deal' and in this case, John worked with the buyers. This unit ended up being the lowest priced sale and cost per square foot of any recent sales. Negotiations went in our favor and it is another job well done. The sellers had just reduced the price and units under $200/sq.ft (at the time) were rare and hard to come by. John's advanced real estate search had popped the updated price out to the buyers through his email alert. The buyers were cash and the sellers had already vacated the unit. The approach was to offer a quick close with a reasonable offer was a win-win. While it is often difficult to negotiate down the already lowest priced home at the bottom of the market, John was able to get an additional $10,000 off which ended up with a unit selling for $180/sq.ft. Nothing, at the time, had sold for less in the past year.
Success in real estate requires know how and skills that only get better with time. It's just not about being good at one aspect but understanding that all of the pieces need to fit together for a seamless process. It involves great market, understanding the local market, negotiating, access to proven service providers like inspectors and title attorneys. Missing one piece can reek havoc on the overall process and it is the consumer that ends up with a substandard transaction.
